Department Description

Rockefeller University provides a variety of housing accommodations in support of the scientific needs of the University. Apartments and dormitories are available to full-time faculty and students, and hotel accommodations are available for faculty and guests of the Rockefeller community. The Housing Department provides a safe, secure, affordable residence that is conveniently located near the campus. Most of the University's apartments are located in full-service apartment buildings, with door staff and a variety of amenities. A few smaller apartment buildings are located within a short walking distance from campus. Dormitories and guest accommodations are located on the main campus. The Rockefeller campus is located on the Upper East Side, one of New York's most desirable residential neighborhoods. The 45-person housing staff consists of a group of mechanics, porters, housekeepers, and doorpersons, a superintendent for each building, and an office staff to address administrative needs.

Detailed Description

Reporting to the Resident Manager, the Assistant Superintendent will manage a 65-unit residential building serving the employees of the University. The building also includes four floors of office space. The Superintendent will be responsible for preventive maintenance, security, and cleaning all public areas, office space, and vacant apartments. Will also perform repairs to all building systems, manage building staff (up to 2 porters), and oversee the work of various building vendors. The Assistant Superintendent will maintain records and files regarding FDNY, maintenance, repairs, expenses, and personnel and will participate in the annual budgeting and capital planning. The Assistant Superintendent will coordinate information regarding building maintenance with tenants, vendors, and Housing Management staff as needed.

Job Requirements

High School or Trade School diploma required. Must have a minimum of five to ten years of experience in building maintenance including at least two years of supervisory experience. College coursework preferred. Must have hands-on experience in HVAC systems, plumbing and electrical systems, locks, etc. Knowledge of power tools and electrical circuits required. Must have strong oral and written communication skills and the ability to represent Rockefeller University in meetings with prospective tenants and vendors, maintain accountability to the Housing Office, and work cooperatively with other members of the Housing Department. Ability to manage and supervise the work of staff and contractors in the buildings necessary. Must be self-motivated and have sound judgment, as well as strong organizational skills. Computer proficiency in Windows, Word, and the use of e-mail required. Must acquire the FDNY Certificate of Fitness for Citywide Sprinkler Systems(S12/S13).

Additional Details

Must be able to lift 50 pounds or more, walk and/or run long distances in the event of an emergency, and climb ladders and staircases. Must be available and willing to work on-call and in case of an emergency. On-site apartment is available with this job.
